In a Waterford estate street lined with other display homes, this one looks like a conventional offering kerbside but, once through the front door, it’s a different story.

The attention to detail is considerable, particularly in its well crafted floor plan, and adherence to a consistent colour palette, bold in its approach. An interplay of black-on-white or white-on-black, the decor is super-smart, especially when any propensity for matchy-matchy is mitigated by the use of soft-chocolate laminate as carefully placed accents. Very well done.

Entry is into a wide hallway where dramatic black-and-white geometric-print wallpaper and laminate display shelves make upfront statements: I am chic. I am distinctive.

Double doors open to the big main bedroom with charcoal sheers at windows, charcoal carpet, walk-in wardrobe and a sleek, open en suite with enclosed toilet and square basins atop the same accent laminate. Two more bedrooms (one with built-in wardrobe, one with walk-in) are down a nearby carpeted hallway, as is the main bathroom.

Also along the entry hall is a dual-entry theatre room where white venetians accent deep-charcoal walls (one recessed for TV). This intimate room links well with the sprawling living hub, beautifully decked out in the house’s consistent colour motif. Just off here, there’s an open study with the geometric wallpaper, open display shelves and a slider to the rear deck; put up a wall and this could well be a fourth bedroom.

The kitchen lives up to other design smarts, with a Caesarstone-topped island bench able to seat six, a walk-in pantry, milky-grey glass splashback, lower cupboards in the accent laminate, overheads with opaque-glass fronts, integrated microwave, and 900mm cooker and dishwasher with Technika tag.

Through stacker doors, the integrated outdoor area has a timber deck, screened and extended out and sideways for maximum space and effect. Synthetic grass and trees and shrubs beautify the area – in fact, every inch of the block is planted, primped and perfect.

Ducted heating, refrigerated cooling, alarm system and a remote-controlled double garage with internal access are fine finishers to a fine place in a fine location.
