The west’s a great place to live

Four western suburbs are among Melbourne’s best places to live, according to the latest edition of People’s Choice of Housing.

The report identifies the suburbs which offer the best mix of affordability and livability based on an analysis of more than 470 locations by People’s Choice.

Burnside was named Melbourne’s second-best suburb overall.

People’s Choice chief executive Steve Laidlaw said it was easy to see why the west ranked so highly.

“Burnside comes in as number two overall, and the west has four of the top ten suburbs in Burnside, Seabrook, Avondale Heights and Sydenham,” he said.

“Prices are generally more affordable and suburbs are close to the city and its amenities.

“With greater investment going into public transport infrastructure to connect the west, there is plenty to interest buyers.”

Suburbs are judged on liveability factors including access to a variety of public transport routes, driveability, crime rates, schools, economic prospects, local services, and an analysis of how settled the community is.

A suburb is only included if a couple on average incomes and spending are likely to be able to get finance for a median-priced home there.

Kurunjang West also featured prominently as the most affordable suburb listed in the top 100, with a median value of $424,000.

Other areas of note included Taylors Hill, which ranked at number 13 with a median value of $702,750 and Burnside Heights, which also featured in the top 20 with a median house price of $600,000.

While the real estate market has slowed during the COVID-19 pandemic, Mr Laidlaw said now was the perfect time for buyers to do their research.

“While the coronavirus has taken many people out of the real estate market for the time being, researching your options now may give you the certainty to move before others are ready,” he said.
