When size matters: 20 Runnymeade Lane, Brookfield, 3338

On a huge block of about 1900 square metres, this large residence with Victorian-inspired facade has ingredients today’s families love – three living zones, big rooms and an outdoor entertainment area well and truly exceeding size expectations.

Beyond the front door – with blue wren motif – there’s a wide hallway, to the right of which is a study with the same grey-blue floor tiles, ornate cornices and elegant window dressing seen elsewhere. The palette all through majors in grey and grey-blue shades and is found on accent walls, roman blinds and carpet.

A spacious, carpeted lounge room to the left has dual entry, then the hallway branches into two, culminating in the large living hub.

Along the right-leading hall branch, the main bedroom has a bay window, ceiling fan, walk-in fitted robe and an open
en suite with enclosed toilet, an oval spa and dual vanity basins.

Natural timber blinds, which are also in the main bathroom along here, match skirts and architraves throughout. The toilet is separate and another fitted bedroom (with ceiling fan) is farther along this hallway branch.

Two more fitted bedrooms (with ceiling fans) are off the main living hub.

The living hub, zoned into sitting area with bay window, meals space and
rumpus/games area, is a terrific size for a family.

The kitchen has abundant storage in white vinyl-wrap, a step-in pantry, a return island bench topped with glossy laminate, a 900mm cooker with stainless-steel splashback and a Westinghouse dishwasher.

A massive covered deck with Colorbond fencing provides exceptional space for entertainment/relaxation and is a fab play area for the kids, especially welcome on rainy days. When the weather is fine, the back lawn has plenty of room for a kick of the footy.

As well, there’s a mulched playground area, a fenced yard with synthetic grass and an above-ground pool.

A chicken run is down the back, as is a garden shed, while one of two driveways leads to a Colorbond shed with dual rollerdoors, concrete floor and power. The other heads through gates, beyond which is a parking spot for boat or caravan.
