Style and substance: 8 Pulford Court, Melton West, 3337

In the bowl of a quiet court in Wilmington estate, this place is much more than meets the eye from the kerb. As well as the formally elegant yet easily manageable gardens, the property has been treated to a stylish interpretation of the Federation style.

Dado rails, in most rooms, are bisected by mushroom and off-white shades, these tones picked up in benches. This creates a subtle harmony all through that juxtaposes well with smart contemporary updates.

The many bifold and sliding doors have leadlight panes. Fretwork frames an entry to the burgundy-carpeted lounge room off the entry hall, while white plantation shutters dress a pair of box bay windows. Other windows come with natural-timber plantation casement shutters and floating floorboards are laid in hallways and living rooms.

The main bedroom off the entry hall has bifolds to mirrored robes, beyond which is a chic new en suite. Fully tiled, it has a marble-topped provincial vanity unit beneath mirrored storage, plus a walk-in shower with lovely feature tiles that are repeated around the toilet.

Two fitted bedrooms share a hallway with the separate toilet and the main bathroom, which combines the charm of rosy tiles and lace curtains with a modern vanity. The fourth bedroom, neighbouring the laundry, is off a separate rumpus room at the back. There’s also a study, behind bifolds and adjoining the dining zone.

At the centre of dining and sitting areas, the kitchen has provincial-style cabinetry, a large brekkie bench beneath eye-catching pendants, chic splashback tiles, dishwasher and a fab cream Smeg 900mm cooker.

A huge gabled pergola has a ceiling fan and sound and TV wiring, with brick paving underfoot. It looks out to a stylish old-worlde water feature flanked by topiary shrubs, behind which are islands of gardens amid sinuous lillydale-topping pathways.

A looped-wire fence and gate at one end of the pergola lead to a spacious lawn rimmed with ornamental shrubs, while a small garden shed gives tools a home.

This appealing place also has ducted heating, refrigerated cooling, ceiling fans and a freestanding double garage with remote-control.

Wedge Park Primary School is within a five-minute stroll and Woodgrove Shopping Centre is four by car.
