Stroke of luxe: 18 Clunes Way, Eynesbury, 3338

It’s easy to see why this is touted as one of the finest places in town. Kerbside handsomeness? Tick. Extravagant space? House of about 59 squares, block about 1000 square metres. Tick. Top-notch appointments all through? Tick.

Custom-built to an original design, the residence really is a contemporary delight. From the gorgeous spotted gum floorboards and dual-sided fireplace to elegantly dressed windows – some of which sport fab transoms– and the glorious three-metre ceilings, it shines in all aspects.

Downstairs living domain is divided into three zones – dining anchored by floorboards, and carpeted family and rumpus areas.

A glass-baluster spotted gum staircase rises to another living room. A full-height glass wall at head of stairs, allowing views to below, is a great architectural flourish but also acts as a light magnet. Tick.

Also upstairs are a guest bedroom with walk-in robe and plantation shutters as in all bedrooms and others; a shower room; and, behind double doors, a study. And there’s more: a sound-proof theatre room, with atmospheric blue wall paint, cinema-style carpet, seating platforms and all equipment. BYO popcorn and wine.

Of the three fitted bedrooms downstairs, the large and classy main, with rich blue wall paint and white trims, has a walk-in robe and sleek dual-basin en suite with freestanding spa and enclosed toilet.

The big kitchen is glam and practical in equal measure: stone benches, uncountable pot drawers, a walk-in pantry and the full suite of Miele appliances. It also has a servery window to the fully enclosable alfresco room.

With views through large windows to the golf course, the tiled outdoor room comes with a teppanyaki kitchen, bar heaters, a fan on the ceiling of polished boards, TV set-up and double-layer blinds. This terrific space, cleverly designed with all-season comfort in mind, effectively brings the count of living areas to six – and with kids of all ages on board, that can prove priceless.

Other undeniable attractions include hydronic heating, refrigerated cooling, ducted vacuum, security system, a drive-through double garage (internal access) and watering system for completed landscaping.

Discerning buyers should have their sights on this one … it’s pretty darn good.
