Lifestyle plus: 46-48 Greens Road, Strathtulloh, 3338

On about 2.3 hectares, 10 minutes south of Melton, this smartly presented residence couples with a fab man cave and a horse paddock with a shelter to deliver a great family lifestyle in a sought-after area.

Through automatic gates and beyond a circular driveway, the house has entry under a lace-trimmed verandah to a slate-tiled foyer.

Bevel-paned french doors on the right lead to a lounge room with a bay window dressed in holland blinds, a wood heater and new plush grey carpet, the same as laid in bedrooms.

Other french doors link the lounge room with the slate-tiled living hub, where the new kitchen puts on a fine show. It has a Caesarstone waterfall bench under a trio of pendants, lots of cream 2pac cupboards, grey glass splashback, a step-in pantry, dual-drawer dishwasher and a 900mm cooker.

An island wall bisects dining and family areas and a split-system keeps things seasonally comfy; evaporative cooling is also included. A clever study nook is fitted with 2pac cabinetry.

A slate-tiled hallway leads from the dining area, along which are two fitted bedrooms, laundry with french-door closet, separate toilet and main bathroom with white subway tiling topped with rosy capping tiles.

The main bedroom, at the opposite end of the house, has a walk-in robe and sparkling en suite.

Out back, a full-length covered pergola – with brick paving underfoot – widens at each end to create three zones, one of which is accessible via french doors from a double garage with a wall of built-in closets. The other end is fenced off, so perfect for adding a spa.

At the bottom of a supremely low-maintenance garden, under the shelter of a giant gum, is the man cave. It has carpet, TV connection, a split-system and a rustic timber-and-iron bar. It also has a wall of bifolds so it can be opened up when entertaining, and could also be used as a great gym, office or teen retreat.

A 6 x 9-metre Colorbond shed with power connected is the finishing touch to a desirable property.
