A secret ingredient: 9 Lincolnshire Drive, Thornhill Park, 3335

With all the fine attributes expected from a display home – in this case, No.28 in the Woodlea series from Victorian company Langdon Building – this residence has two of the Woodlea’s “special” ingredients adding extra cachet and liveability.

The other “special” ingredient, named My Room, is an integrated alfresco space, accessed via sliders from the main living area. So far, so typical – but this has a wall of glass that slides into a bespoke cavity that allows access to the garden. It provides total shelter from the elements and the tiled space (with heating and cooling) is tailor-made for entertainment or as gym or playroom.

The remainder of the house, with a palette of greys, black and white, offers spacious rooms and a layout designed for retreat and hang-together times. A carpeted open lounge room is along the entry way, making for good separation from noise and bustle from the meals area and kitchen.

The kitchen, with black waterfall stone breakfast bench under pewter pendants, has a walk-in pantry, a stack of white cupboards and 900mm cooker and dishwasher. A trio of windows forms the splashback, two of which (cleverly) open.

Of the four large fitted bedrooms, the main has a walk-in robe and smart dual-basin en suite with enclosed toilet.

On about 450 square metres in go-ahead Thornhill Park estate, the residence, with parklands at street’s end, is less than 10 minutes’ drive from the station, Melton South shops and Rockbank Primary School.

The property is described as having all the characteristics to make it a sound investment or long-term family home.
