Aglow with promise: 35 Castletown Boulevard, Weir Views, 3338

In a newer enclave on the edge of town, midway between Melton South and Exford primary schools, this sparkling modern residence, perched amid pretty gardens, holds much attraction for families wanting to move in and relax.

The decor captures today’s look, with pearl-grey wall paint and splashes of soft-aubergine on accent walls, and carpets, all tiling and roller blinds in shades of grey – all creating a harmonious flow.

Entry under a porch is to a tiled hallway which veers gently to the right, thus cleverly concealing the emergence of the living hub from strangers at the door.

A carpeted open lounge room is the first space off the entry hall, while the main bedroom is opposite. This has oaken-grey floor planks and one of those accent walls, as well as walk-through robes and an
en suite decked out in extensive tiling with mosaic feature strips, a large shower and a dual-basin vanity.

The two remaining fitted and carpeted bedrooms are along a rear hallway which they share with the main bathroom, separate toilet and laundry with workbench and storage.

The spacious living hub has an island wall that beautifully defines zones. One of these is a stylish sitting area, laid with oaken-grey floorboards (other floors are tiled) and with another accent wall and a contemporary gas log fire set in stacked stone.

The smart kitchen has loads of white cupboards, a walk-in pantry, splashback tiles with mosaic strip, charcoal benches, an island brekkie bar for four and a gas cooktop, wall oven and integrated microwave.

A spacious undercover alfresco area with tropical plantings against a wide-format bamboo screen is an appealing area in which to relax and entertain.

Gardens are an obvious labour of love, with islands of dense plantings, a wooden bridge across river stones and a lovely contemplation area with raised deck and wooden seating amid leafiness.

Other noteworthy features include a split-system, ceiling fans, downlights, steel-mesh security doors, video intercom, a large garden shed hidden behind foliage, and a drive-through double garage.
