Style and substance: 8 Pulford Court, Melton West, 3337

At the centre of dining and sitting areas, the kitchen has provincial-style cabinetry, a large brekkie bench beneath eye-catching pendants, chic splashback tiles, dishwasher and a fab cream Smeg 900mm cooker.

A huge gabled pergola has a ceiling fan and sound and TV wiring, with brick paving underfoot. It looks out to a stylish old-worlde water feature flanked by topiary shrubs, behind which are islands of gardens amid sinuous lillydale-topping pathways.

A looped-wire fence and gate at one end of the pergola lead to a spacious lawn rimmed with ornamental shrubs, while a small garden shed gives tools a home.

This appealing place also has ducted heating, refrigerated cooling, ceiling fans and a freestanding double garage with remote-control.

Wedge Park Primary School is within a five-minute stroll and Woodgrove Shopping Centre is four by car.
