Live high in Harkness: 94 Arnolds Creek Boulevard, Harkness, 3337

The clean architectural lines on show kerbside at this large family residence reflect the streamlined looks inside, where all is well put together in an excellent floor plan.

Presented to a high standard, the house has a palette of pearl-greys all through – walls, floor tiles, carpet and wood-grain laminate cabinetry – and outdoor spaces are as neat as a pin.

The first of two big main bedrooms is off the double-height entry hall, this one with walk-through robes and a spacious en suite with dual basins on Caesarstone, plus an enclosed toilet. It could easily serve as a home office, although, behind an opaque glass door, there’s a study upstairs with front balcony access.

Also upstairs are the other three fitted bedrooms, the large second main with walk-in robe and an en suite mirroring the other’s look. A two-way main bathroom and a floorboarded living room are up here, too.

Back downstairs, the entry hall heads past a powder room and the laundry with storage.

The expansive living hub adjoins a separate soundproof theatre room which has grey walls creating intimate moodiness in keeping with movie watching.

The kitchen, with walk-in pantry, has Caesarstone benches – including a breakfast bar for four – grey splashback tiles and Blanco dishwasher and 900mm cooker.

Bifolds under a pelmet swing back from the living hub to a great pergola which wraps around to the side. It has a timber and stainless-steel bar.

A heated pool, with self-clean system, is rimmed by narrow concrete and verdant lawn, while shrubs run along the fences.

Built in 2011 by Porter Davis, the house, on about 605 square metres, also has ducted heating and cooling, two split-systems and multiple ceiling fans.

Wedge Park and St Catherine of Sienna primary schools and Catholic Regional College are within four-minute car trips, Woodgrove shopping centre nearly as close.
